Austria to vaccinate every adult in next 100 days

Austria is performing well in its vaccination programme when compared to other European states.

According to the Statista website https://www.statista.com/statistics/1196071/covid-19-vaccination-rate-in-europe-by-country/ , Austria is in 9th place in Europe with 19.5 percent of its population having been given at least one dose, just behind Denmark which is at 20 percent.

One reason is probably that it has not stopped using the AstraZeneca vaccine for certain age groups.

Last week Chancellor Sebastian Kurz promised every adult in Austria who wants to be vaccinated against the coronavirus will be given the opportunity in the next 100 days.

Kurz also said sport, restaurants and hotels will be able to open again in May, after over 65s are vaccinated.

In May all over 50-year-olds should be jabbed, and in June vaccination is to be opened to all age groups. (source: thelocal.at).

Welcome news for the tourism industry and the forthcoming Summer season.

Our operator all-suite.com is expecting a very busy July, August and September.

June could also start to get busy and in October they are expecting good business from the hiking tourists in Oetz and Fieberbrunn where the lifts run from 13 May to 26 October.

More and more tourists now prefer to stay in a well-spaced, self-contained apartment where they have the flexibility to cook instead of the old-fashioned 3 and 4-star family-run hotels which run the standard half-board service model in a riskier environment with more communal areas.

At Kristall Spaces, we are arranging meetings next week with property buyers from Germany, the Netherlands, Belgium and the UK who are travelling for business purposes right now to invest in a property that supports tourism.

Please contact us today to arrange your property viewing in person or remotely via video.

Google travel trends: closer to home, arrive by car and the outdoors

Recent Google data from the US has verified what we assumed was happening for a while: consumers have been cooped up since the pandemic started in March when travel searches fell sharply and now they want to get away, safely.

The source is Google Trends and Search Data U.S. but the parallels with key European markets are obvious e.g. Germany, Netherlands, UK, Belgium, Czech Republic.

This Summer has been a great success in Tirol for our operator with our owners’ apartments reporting rental income results >20% above expectation with September also looking positive.

German customers in particular feel comfortable travelling over the border into Austria by car: they can leave anytime, they want self-catering and they know that Tirol has only 395 confirmed infections and 108 deaths caused by the virus.

They can also find lots of nature and very few people: Tirol has a population density of 59 people per square kilometre versus Germany 232, Netherlands 521, England (UK) 424, Belgium 376, Czech Republic 135.

Here is a summary of the Google Trends and Search Data findings:

  • Searches for ski apartment (condo) rentals increased +40%
  • Tourists want outdoor destinations and travel options with more control
  • Hiking in national parks and wilderness areas are topping their lists
  • Searches in the category “winter travel destinations” grew by 30% year on year and “ski lodges and resorts” by 30% month over month
  • “The near outdoors” is 2020’s most popular destination

Galtür: recognised health resort thanks to air purity

Even though the last few months were a challenge, the latest developments of the Coronavirus pandemic now show the situation has improved enormously.

Austria is one of those countries with the currently least infections and has been therefore able to loosen its lockdown conditions earlier.  Travel into the country has been possible without any further complications since 15 June and so the people working in hospitality are staying positive about the tourism this summer and are hopeful that it’ll mainly go uphill from now on.

We currently have many German, Dutch/Belgian, Swiss and Czech tourists making their bookings for the Summer thanks to the following criteria which make them feel more comfortable with this type of holiday:

  • Arrive by car
  • State of the art kitchen in the apartment for self-catering
  • Fewer staff to make contact with
  • Greater social distancing
  • Lots of outdoor activity
  • Very low infection rates – there are currently 8 reported infections in the whole of Tirol
  • Floor to ceiling windows that allow the scenery to flood into your living room area.

Meanwhile, the Paznaun tourism office is working on a repositioning strategy for Ischgl that addresses the COVID outbreak and the reputation for too much partying which is long overdue: the focus should be on the quality of the skiing and being outdoors in nature. Galtür is after all an officially recognised health resort thanks to its air purity https://www.galtuer.com/en/Booking/Ecarf

We don’t foresee any negative impact on our rental projections as our serviced apartment business model supports social distancing and we will take bookings from the hotels for the foreseeable future.   These serviced apartments were already the fastest growing accommodation category in Austria with an 18% increase in bookings in Winter 2018 (source: Urlaub in Ferienwohnungen boomt https://tirol.orf.at/news/stories/2904521/) but it is likely this trend will continue.

For everyone who wants to keep away from the busier holiday destinations in Austria and is craving a little more peace and a place to slow down: the picturesque climate health resort Galtür at the end of the charming Paznauntal in Tyrol is especially this summer season a recommendable destination.

Just 10 minutes from the renowned Ischgl, the quiet Galtür offers wonderful walks and hiking paths, mountain bike trails, climbing routes, lovely water springs and fresh reviving mountain air. Free from annoying pollen, Galtür has particularly clean air, which has shown positive effects on the human organism and has proven to be the perfect place for people who suffer from allergies. Magnificent landscape impressions, mountain and lake panoramas as well as untouched nature reserves awaken new energy and offer relaxation for body and mind.

Preparations for the start of the summer season in Galtür are in full swing and measures are taken by the local authorities and accommodations to ensure a safe and comfortable holiday.

Keeping certain health guidelines further under control and considering the safety of locals and guests alike, regular cleaning and disinfection of public facilities, both indoors and outdoors, will be guaranteed and special attention paid to the latest social distancing regulations.

All-inclusive Silvretta Card

Upon arrival one can pick up the free, all-inclusive Silvretta card and plan many exciting outdoor activities in the Paznaun valley. Offers at a reasonable price include cable cars and chairlifts, the Silvretta High Alpine Road, public transport, museums as well as indoor and outdoor pools. For children aged 5 -10 there is the Kids Club with a great entertainment program of alpine sports such as climbing, bouldering and hiking. Young people between the ages of 11 and 16 can take part in numerous fun activities in the Youth Club.

Still Waters Run Deep

The crystal clear, idyllic lakes of the Paznaun valley surrounded by mountain meadows or rock formations have something for everyone: No matter if you’re looking for challenging circular hikes (Koppsee-Zenisee & Wiegensee), mountain bike tours, climbing routes or just prefer to do some relaxed fishing, go swimming, cool off or arrange a lovely picnic. Ideal for a nice day trip with family or friends is a walk around the Silvretta reservoir (1,3km²) or a cozy barbecue in the evening at the high mountain lake Stafali pond surrounded by three stone grills. Other idyllic gems that mountain hikers should not miss out on are the Radsee in Galtür and the Wiegensee, a natural monument in the protected high moor landscape with a view of the Silvretta glacier peaks.

Galtür: An Alpine Idyll

Even the writer Ernest Hemingway recognised Galtür’s rustic charm and found inspiration in the beautiful landscape for his literary work between 1925 and 1926. Hemingway, who was extremely passionate about ski tours, enjoyed exploring the Silvretta mountain group whilst staying in Galtür. There, he also worked on his first novel The Sun Also Rises (Fiesta) and many short stories, including the pictorial narrative An Alpine Idyll which immerses the reader into the simple and spartan way of living in the high mountains of Galtür.

Magnificent mountains

The Galtür cable car is now open from 03 July to 27 September 2020 and transports you up the mountain with breathtaking views over the Paznaun region. From 05 July the Birkhahnbahn will take you from Galtür to 2,050m above sea level for a challenging but not too difficult hiking experience. The adventure hike from Ischgl to the Idalp (2320m) including two over 100m long and 70m high suspension bridges (Kitzloch and Bärenfalle) is a fun day out for the whole family and even dogs can be brought along for this one. The Little Ballun is suitable for families with children (from 8 years) and offers a wonderful view of the Silvretta peaks. The difficulty level for that one was marked as easy, however, suitable equipment, previous hiking experience and a basic endurance can be of advantage. The high alpine adventure park Vider Truja by Lake Vidersee really isn’t an ordinary hiking trail.

In a playful way with water mills, climbing frames, a water playground and a water guiding system one can learn more about the versatile element of water. The Vider Truja is a perfect way to spend a day in hot weather and can either be reached via a 7.5 km hiking trail from Ischgl or comfortably with the Silvretta cable car. For all the experienced hikers out there we also recommend the Paznaun Höhenweg which can be completed in a few days and leads over 9 stages, 11,000 meters in altitude and 120km past alpine meadows and mountain lakes. For walking and hiking tours you need good equipment and stable (ideally ankle-high) footwear, sun protection, headgear and rainwear as well as a small energising snack and plenty of water are advisable. It is best to start early in the morning to avoid the midday heat and for very early risers, to admire the stunning sunrise. A good level of fitness is required for most (but especially for moderate-difficult) hiking trails.

On cloud nine

With the SkyFly (03 July -13 September) you fly at 50m from the Silvretta middle station with up to 85km back to the Ischgl village centre. Side by side you can float into the valley on two ropes and share this special experience that boosts the adrenaline.

or those who prefer to stay on the ground we recommend a visit to the unique Alpinarium exhibition museum in Galtür. The clever and practical  architecture of the Alpinarium combines the building with the 345m long and 19m high avalanche protection wall. You can visit the permanent exhibition on the history of Galtür and its inhabitants plus other interesting exhibitions, photo galleries and multifaceted seminars. Directly at the Alpinarium you’ll also find Austria’s highest natural stone climbing wall (25m) and the bouldering area in Silvapark has around 160 natural stone boulders with 8 different sectors of all degrees of difficulty. Other exciting leisure and sport activities such as horse riding, rafting, canyoning, or even adrenaline-charged paragliding ensure a unique holiday experience in nature. The Silvrettabahn, Flimjochbahn, Flimsattelbahn, Alp Trider and Sattelbahn run from 03 July to 13 September. Other opening times of the mountain railways in surrounding villages are:

Ischgl:  3 July – 13 September 2020

Paznaun: 26 June – 27 September 2020

See: 26. June – 20 September 2020

Kappl: 3. July – 20 September 2020

Enjoy the wonderful Tyrolean hospitality and look forward to the perfect balance of eventful and relaxing days in the natural paradise of Galtür with clean mountain air.

Fieberbrunn tourism and investment on the rise

Encouraging news from the Fieberbrunn tourism office regarding visitor numbers this summer: up 7.3% so far this year thus outperforming the average rise of 5% across the whole Tirol region.  Good to remember that the winter season here posted an 8% increase in visitors too.

The summer season in Fieberbrunn is already well developed with 47% of all annual visits taking place outside the winter season and the tourist office has great plans to develop this business further in conjunction with Kitzbühel and Saalbach.

It’s thanks to these dual season visitor numbers that the All-Suite Resort Fieberbrunn will be able to deliver 180 days occupancy per annum which is 15% higher than the officially published average for Tirol being 156 days.

The Fieberbrunn lifts run right up 28 October with a break in November giving the lift company one month to prepare the winter opening on 1 December, a week earlier than previous seasons thanks to a 7 million Euro investment this summer to the snowmaking on the Streuböden ski area.  The Streuböden lake has been extended to capture more melt water and new high-capacity pumps and additional snow cannons will be able to recycle the water and cover the entire ski area in just 7 days in preparation for the opening of the winter season and busy Christmas and New Year holidays!

More welcome news is the forthcoming 15 million Euro investment in the Buchensteinwand ski area, famous for its iconic Jakobskreuz.  The Buchensteinwand ski area can be accessed from Hochfilzen and currently has 8 lifts, 22 km of runs and one of the biggest children’s ski areas in Tirol, the Bobo-Kinderpark.  The renowned Pletzer group will be developing the snowmaking systems and lifts and creating extra facilities to cater for winter and summer visitors.

Austria’s biggest skiable area: very soon, Fieberbrunn will also connect with Zell am See via Saalbach Hinterglemm and Viehofen creating 347km of interlinked skiing and overtaking the Arlberg as Austria’s biggest ski area.  The concrete foundations for the lift have already been laid and it’s anticipated the connecting lift will be installed in the coming year.

Key facts about All-Suite Resort Fieberbrunn:

  • 36 luxury freehold apartments: 1, 2, 3 and 4-bedroom with large balconies
  • Fully furnished with a choice of interior designs
  • Onsite bar / restaurant & spa (sauna, steam room), underground parking
  • Up to 8% return on capital invested when taking out a 55% mortgage or a guaranteed 4% return on net purchase price for first 5 years
  • 1 double bedroom apartment from € 225,000 Net Sales Price excl. parking
  • Snow-sure: highest snowfall in the whole of Tirol for the last 40 years
  • Thanks to its backcountry skiing, Fieberbrunn is a mecca for serious powder skiers and for this reason it is on the Freeride World Tour with the likes of Chamonix and Verbier
  • Completion date of Winter season 2019

All-Suite Resort Fieberbrunn apartments: this type of accommodation (commercially rented apartments) are the fastest growing category of accommodation in Austria – up a colossal 18% according to ORF http://tirol.orf.at/news/stories/2904521/

So, you can be reassured that you are buying into a well-thought-out business model.

E-bikes and the Summer tourism boom

Tirol is currently enjoying another record summer season with Mediterranean temperatures, clearer air with fewer particles and many fresh mountain lakes to cool off in.

The winter season visitor numbers increased again (6.6% increase in Oetz) and this summer is on track to be another record year with estimates suggesting a 5% increase in the Ötztal and even higher in the Arlberg – circa 10% in St Anton.

Music to our ears and our buyers who will profit from renting out their apartments to the growing number of visitors opting for commercially rented apartments – rising at 18% year on year.

One thing that is noticeable this year is the sheer number of tourists hiring out e-bikes even in the most traditional winter locations like Sölden (will receive nearly half a million visitors this summer) and St. Anton (our Mountain Spa Residences development is fully booked right now – 5 apartments left for sale).

Up here, mountain and hybrid e-bikes are main choices as riders of all ages and abilities can now take on the high altitude and steeper climbs thanks to powerful lithium batteries which help propel them to the top of the mountain without collapsing a lung.

The sense of achievement is terrific, and you can do the hard, uphill slog again and again or go further and make a full day out of it going from hut to hut.

Is it cheating? Not really when you consider the work-out is longer and the higher altitudes you can reach means the effective oxygen content drops from 21% to 14% increasing your cardiac output.

No wonder Austria now ranks third for e-bike market share behind the Netherlands and Belgium but in front of Switzerland, Germany and Denmark (source: VCÖ).  More Austrians now own an e-bike than a second car.

Property in the Ötztal, the valley of superlatives

There is no disputing that the Ötztal is one of the most renowned and favourite regions for skiers and all-round winter sports, however, this idyllic and longest valley in Tyrol (65 km) also attracts large numbers of visitors during the summer.  With 45% coming in summer, Oetz is almost as busy as the winter and areas like Sölden and Obergurg welcome just over 2 million visitors every year, of which half a million come in the summer.  So why do they call it the valley of superlatives?

The Ötztal has the second highest mountain in Austria, the Wildspitze (3.768 m), the highest glacier area in the Eastern alps, the highest parish Obergurgl/Hochgurgl (2.150m) not to mention the Stuibenfall, the highest waterfall and the Piburger See, one of the warmest mountain lakes in Tyrol!

Here, anyone (young and old) can find extensive possibilities to explore the unspoiled high mountain regions or the mystical deep gorges plus enjoy the famous Tyrolean cuisine.

The Ötztal valley, shaped by glaciers and being a first-class hiking region, has a lot more to offer than challenging mountain tours and idyllic family hikes.  One of many highlights is the Area 47 by Oetz, which will be open to action sports enthusiasts daily from 27th of April.  Rafting, canyoning, cave tours, indoor motorsports, one of the highest rope courses as well as a water arena with extreme water activities like wakeboarding, blobbing and a outdoor ski ramp into water leave no wishes unfulfilled.  More fun and thrills are guaranteed when rafting in the wild waters of Haiming, Oetz or Sautens.

For those who prefer a more relaxed approach and like to immerse themselves into culture and the high alpine history of Tyrol, we recommend the archaeological open-air park “Ötzi-Dorf”. Let yourself be taken back 5.000 years into the Neolithic period of the famous Ötzi Iceman.  Visitors can experience the lives of hunting and and farming during that time first hand.  Next to the Ötzi-Dorf and situated on a 5.000 m2 area at the foot of the Stuibenfall, there is the birds of prey park.   The spectacular flying demonstrations of various raptors and birds of prey really makes for a unique and unforgettable experience.  In addition, one can learn more about Tyrolean falconry.

Worth a visit: between 18.04. and 21.10.2018, visitors can admire the lit waterfall (Stuibenfall) at night between 20:30 and midnight from observation platforms in Niederthai and Umhausen.

On rainy days, one can seek out the Aqua-Dome Thermal Spa in Längenfeld to unwind and totally relax in various open air pools (e.g. the river basin or sport pool) surrounded by views of the mountains.  Then there is “Noah’s Ark of the Alps” which guarantees endless fun for children.

More opportunities and activities await when one heads towards Sölden, Zwieselstein, Obergurgl and Vent.

Sölden offers a 700 km bike freeride and downhill paradise.  The Bike Republic Sölden provides the ultimate adrenaline kick for all mountain bike enthusiasts.  Shaped lines, nature trails, enduro trails and pump tracks attract bikers off all ages and levels.

Wetter days can be spent at the “Freizeitarena” in Sölden.  Facilities include a swimming pool, a sauna, a gym and several tennis courts.

In Zwieselstein there are many wonderful walks, for example through the dramatic “Kühtrainschlucht” to Sölden or up to the “Brunnenberg” to the “Lenzenalm” and last but not least, and especially for those with a sweet tooth, the cosy 300 year-old “Sahnestüberl” (cream parlour) with it’s reputation for the best cakes.

Definitely worthwhile is also a trip to Italy from the convenient starting point in Zwieselstein.  The Timmelsjoch-Hochalpenstrasse takes travellers from Obergurgl to the pretty spa town Meran within one and a half hours, and takes in some of the best views in Südtirol.

Highly promising is also the high alpine panoramic trail from the Tiefenbachferner (glacier) from an altitude of 2.800m to the village of Vent.  Hikers climb above 900m in altitude with spectacular views of the Ötztaler and Stubaier Alps.

An absolute must for every mountaineer and anybody staying in Zwieselstein is the 3.100 m local peak known as the Nederkogl (3.163m).  The hike does not require any ropes nor a guide but it still represents an exciting challenge and offers unbeatable views.  Extremely popular among the locals, it  takes between 3 and 4 hours from the Lenzenalm and takes you past the crystal clear Nedersee.  From Zwieselstein to the Lenzenalm, the walk takes about an hour.  Good boots, spare clothing and sure-footedness are essential.  It is recommended to start early in the morning to avoid the hot midday sun and perhaps be able to admire the sunrise from over the mountain tops!  The whistling of the marmots accompanies on the way and once in a while you even catch a glimpse of them and then higher golden eagles and chamois are not uncommon as well as wonderful flora, including alpine roses, gentian and edelweiss.  Once you reach the summit, depending on temperature and wind speeds, there is time to relax and enjoy the view into the Ötztal valley and over to the Tiefenbachferner (glacier) and of course sign the visitor book.  During the descent, it’s tradition to stop at the Lenzenalm for a “Brettljausen” of Speck, cheese, homemade bread as well as an ice-cold Austrian beer.

In Zwieselstein, the road forks into the Venter and Gurgl valleys, each on it’s own worth visiting for different reasons: Vent as a quiet and charming insider tip and Gurgl as the internationally known resorts of Obergurgl and Hochgurgl.

In Obergurgl-Hochgurgl, der Diamant der Alpen, the choice for walkers and climbers seems infinite with an astounding 21 glacier-topped mountain peaks higher than 3000 metres … but not to worry if this seems a little daunting as viewpoints like  “Top Mountain Star” (3.080 m) or the “Hohe Mut Alm” (2.670 m) can also be reached via cable car.

The true, rustic Tyrolean village character lies in Vent, where highly recommended is a family trip to the “Rofenhöfen” where one crosses a long suspension bridge with views down the “Rofenschlucht” gorge.

Those who want to be on top of the world, should try paragliding or tandem flying in Sölden starting from the “Mittelstation” on the “Gaislachkogelbahn”.  Further up, you get to the prestigious “Ice Cube” Restaurant where you can indulge in culinary highlights à la James Bond.

New this Summer (July 2018) will be the 007 Elements James Bond theme park, a cinematic installation, which will give exciting insights into the making of the films.

To plan as many activities at different venues as possible we recommend the great deal of the Ötztal Card which saves you money, time and hassle.  The Ötztal card can be purchased for 3, 7 or 10 days and helps you organise various local activities in a stress-free and cost-effective way.  They included free public transport offers and connections to most venues.

In 2018, Kristall Spaces will be building property for sale in Obergurgl and Sölden.  There are still 3 apartment left for sale.

St. Anton tourist numbers up Winter (3%) & Summer (10%)

The St. Anton tourist office recently confirmed a 3% rise in last winter’s visitors year on year and a 10% rise in summer visitors in 2017.

This double digit growth is down to the Austrian’s success at marketing themselves more effectively as a year-round destination, in turn attracting a more diverse visitor base (the Millennials in particular).

With all the ongoing infrastructure investment and demand from a more international customer base, there is room for upward price movement: 8.2% in St. Anton according to UBS.

At Kristall Spaces, we have been conservative in our Mountain Spa Residences St Anton rental projections and do not include any summer rental income in the average 3.6% return calculated.
